Marathon Capital & Mortgage Advisory acts as a debt advisory and placement firm. Marathon is not a lender and does not fund loans. Every financing is originated, underwritten, approved and funded by a third-party capital source under that lender's own policies.
Scenarios, quotes, estimated proceeds, rates, spreads, points, closing costs, leverage, DSCR requirements, timelines and scores presented by Marathon are directional and illustrative. They are not a commitment to lend, a guarantee of loan terms, an approval, or a binding term sheet. Executed lender documents control in all cases.
Lender appetite, pricing direction, leverage direction and responsiveness reflect available market feedback, lender communications and historical activity captured by Marathon. Signals carry a confidence level and a last-verified date and may change without notice.
Connectivity labels describe how Marathon works with a capital source. No integration, rate, approval, eligibility finding, product availability, loan registration or loan status is live unless an authenticated production integration has been activated and verified by a Marathon administrator.
Underwriting math, readiness and risk scores, credit summaries, narratives and generated packages are internal analytical tools, some AI-assisted. They are reviewed by Marathon personnel before use and do not replace lender underwriting, appraisal, title, inspection, plan, permit, budget or final credit approval.
Marathon may be compensated by the borrower, the lender, or both, as disclosed in the applicable engagement or fee agreement for each transaction. Referral partners may receive compensation where permitted and disclosed.
Documents and financial information submitted to Marathon are shared with capital sources only as authorized by the borrower. Secure share links are time-limited and can be revoked. See the privacy policy for how information is collected, used and retained.
