Frequently Asked
Financing questions, answered directly.
The questions borrowers, brokers, and referral partners ask most often. If yours isn't here, send it via the contact form and we'll come back with a direct answer.
What loan amounts does Marathon place?
+
Transactions range from $250,000 to $20 million across commercial and investor-purpose executions.
What states do you lend in?
+
Marathon services 48 states across the U.S., excluding Alaska and Hawaii.
What is the minimum DSCR you can place?
+
Qualified DSCR executions typically require a 1.10x–1.25x DSCR at 75–80% LTV. Files at 1.0x–1.10x may still qualify with lower leverage or compensating factors.
Do you place foreign national loans?
+
Yes. Marathon places foreign national and non-DSCR executions on U.S. investment real estate, typically at 65%–75% LTV with asset-based qualification.
How fast can a DSCR loan close?
+
Clean DSCR files typically close in 18–30 days from application. Bridge and construction timelines vary based on scope, appraisal, and lender.
What documentation do you need to start a review?
+
A one-line deal summary is enough to open a conversation. For a formal review: property address, purchase price or as-is value, requested loan amount, rent roll or pro forma, and sponsor bio.
Do you finance ground-up construction?
+
Yes, for qualified sponsors with a defined business plan, GC relationship, and pathway to permanent takeout. Construction executions typically run 12–24 months, interest-only, at up to 70% LTC.
Are you a lender or a broker?
+
Marathon is a debt advisory and mortgage brokerage firm. We structure the transaction and place it with the appropriate lending channel — not one balance sheet.
How do you get paid?
+
Marathon is typically compensated at close through a broker fee disclosed up front in the term sheet.
Do you work with referral partners?
+
Yes. Bankers, CPAs, attorneys, and real estate professionals routinely refer commercial and investor loan requests to Marathon. See the Referral Partners page.
